Government Of Maharashtra To Use No Development Zones To Develop More Affordable Housing Projects in Mumbai



It is a well know fact that staying in Mumbai can cost you a fortune, as the rate of properties in Mumbai always go high. One of the major factors that adds to this highly expensive real estate market is the mismatch ratio of high population in the city to the actual area for residential complex. To overcome this hurdle the government of Maharashtra has considered opening up land parcels under the no development zones as well as plots belonging to Indian Defence personnel in the effort to construct affordable houses in Mumbai.

As per Prakash Mehta the blueprint for affordable housing in Mumbai would be ready soon and if required they might also look into salt pan land, defence land, airports authority and BPT(Bombay Port Trust) for this mega project. The minister also stressed on the fact that there is a huge demand for affordable housing in the country’s commercial capital.

For this mega housing project, the land is spread over an area of 350 acres that would mainly focus on the eastern coast, under Bombay Port Trust’s control. According to Mehta, Maharashtra government has entered into an agreement with the Ministry of Defence that will allow land under its control in Mumbai to be used for mass housing project.

At the inauguration of MCHI's property exhibition in Mumbai he added, "For this purpose, we will be using the defence land that has been encroached upon by slum dwellers. In exchange of this, we will allot them land in other parts of Maharashtra." He encouraged developers who drew his attention to high taxes and development levies, to develop more affordable housing projects in the city.  

As per Mr Mehta, "We need 11 lakh affordable houses in Mumbai, and we would like to get your (builders') support on this. We need these houses within Mumbai and not in Mumbai Metropolitan Region. We will take care of MMR (for affordable housing), you focus on Mumbai.” He was referring to developer’s suggestion that they will be able to build affordable houses in Mumbai Metropolitan Region that includes areas such as extended suburbs of Vasai, Virar, Badlapur, Ambarnath. Mehta said he hoped to get a commitment within a month from developers to build affordable houses in Mumbai.

E-Registration: A Step Towards Realty Market Transparency. The New Way That Will Make The Real Estate Back On Track



The most frequently-occurring type of disagreement in Indian real estate is land dispute. Cases range from of illicit land grabbing and illegal land sales to instances of purchase of land where no actual purchase has taken place.

E-registration has simplified the process for providing evidence of titles and facilitating transactions, and will go a long way in preventing the unlawful disposal of land. 

This online registration system effectively put paid to the various underlying problems and loopholes in the traditional land registration process, based on the Land Registration Act of 1925, which typically involves Powers of Attorney, sale or mortgage of. 


TREE OF OWNERSHIP : 

If a piece of land has been passed on for generations or has seen multiple owners over time, a proper hierarchy of land holding needs to be available so that current buyers or tenants can ascertain the exact value of land or the rent according to current market values. 

This is possible only when there is complete transparency in document verification and full disclosure of details about the property - gross carpet area, number of rooms, foundation details and wiring blueprints.

Does e-registration also negate the need for a real estate broker? This is a fair question. While all details of the property may be available online, this may not be enough information to make a firm investment decision.

Lodha Palava City, the first smart city of India for its Smart People




Even though the city of Mumbai in the last 9-12 months has seen some slowdown for the real estate industry, Abhinandan Lodha, deputy managing director, Lodha Developers is confident of growth for his organisation.

1. Pre-construction:


Before you start the construction on your plot it is advisable to perform Bhumi Pooja or the worship of mother earth, as it is done to get blessing from her and makes the beginning of the construction auspicious and marks a good start to the proceedings.

2. House Entrance:


The Entrance of your home is the first point of interaction for anyone who comes to visit, so it becomes very important that you place your entrance accordingly. The most auspicious and advisable direction for ones entrance is the East, as the sun rises from the east. This brings in positive energy and light into your Home, if you want your entrance somewhere other than East, in that case North East is also a good option.

3. Kitchen location:


The location of your Kitchen should be such that it faces the East side and when you cook you should be facing the East side. Just one important note that one should always keep in mind is that your Kitchen should not be located directly in front of the main door of the house.

4. Master Bedroom:


The Master Bedroom is the place where you spend most of your time and thus it becomes an integral part of your house. The master bedroom should be located at the South West of an East-Facing home. If you ask me I would suggest you that, if you will follow 2nd and 3rd point, you can sleep soundly, without having to let the aroma or the noise accompanying the cooking to wake you up. 

5. Toilet location:


Your toilet’s location is also a quite a vital aspect from both perspective of Vastu as well as general health and aesthetics angle. The ideal location is to be located in the North/West corner of the building or North/West corner of the rooms. If this is not possible, South East toilets are allowed. It is also recommended (and sensible, in our opinion, we might add), that the toilets, kitchen and Pooja room in the house should not be adjacent to each other.
